Helpful checklist of documents
Most lenders require the same documents to approve a loan. Make sure you bring the documents below to your meeting with your broker to help fast-track your loan application. This is a general checklist so some of the documents may not apply to you. Your broker will confirm which documents you need.
- A current Passport or Birth Certificate
- Drivers Licence. (Please note if these documents are in your maiden name, you will also need to provide copy of your Marriage Certificate.)
- If you don't have item 1 or 2, please provide other ID document: Medicare card, Birth Certificate/ Citizenship certificate,...
Any 2 out of 3 below items:
- 2 recent consecutive payslips
- Most recent year PAYG summary
- 3 recent months bank statement showing salary credit
- 2 recent years individual tax return
- 2 recent years notice of assessment
- 2 recent years business tax return (if you are trading as partnership, trust or company)
- 2 recent years business financial statements (if you are trading as partnership, trust or company)
- 12 recent months Business Activity Statements (BAS)
- 12 recent month Business Trading Account statements
- ATO Tax agent portal confirming ATO debt is fully paid
- 2 most recent rental statements
- Rental appraisal letter from real estate agent
- 2 most recent Centrelink statements
- Letter from employer to confirm Overtime income, bonus, dividends,…
- 1 recent month personal bank statement
- 3 recent month savings bank statement if you are borrowing more than 85% of property value
- Recent home/ investment loans statements not being refinanced
- Recent personal liabilities statements not being refinanced
- Contract of sales
- Bank balance/ bank statement to show funds to complete the purchase.
- 6 recent months bank statement of the secured loans being refinanced
- 3 recent months bank statements of unsecured loans being refinanced
- Fully signed building contract, including floor plan, specifications & schedule of payments
